These past months, we’ve seen the Fed raise its benchmark rate to around 4%, and 30-year mortgage rates jump close to 7%. For folks looking in Shelby and Jefferson Counties, that’s meant a noticeable shift in what’s possible—higher rates have cut into purchasing power for many, making it harder to qualify and changing the pace of the market.
As a former professor and someone who’s been through the ups and downs of buying, selling, and moving myself, I know this isn’t just about numbers. Sellers are facing longer listing times and are having to rethink pricing and presentation, while buyers may finally have a bit more room to negotiate, from repairs to closing costs.
Even though these rate hikes are meant to cool inflation, they’re not a quick fix for bigger supply issues, like energy disruptions, that still linger. It’s a balancing act: fighting inflation without tipping the economy too far, and adjusting our expectations as more changes could be on the horizon. No matter where you are in your real estate journey, clear explanations and a steady hand make all the difference.
